Victory Crossing

In 2004, Commerce City acquired 917 acres of land abutting the Rocky Mountain Arsenal National Wildlife Refuge from the federal government. In the 2005 Prairie Gateway Urban Renewal Plan, the city and its Urban Renewal Authority executed a Master Development Agreement, Funding and Reimbursement Agreement, Purchase and Sale Agreement, Stadium Management Agreement, and Environmental Responsibility Agreement with Kroenke Soccer Stadium, LLC (KSS) as redeveloper of the project. The city donated 55 acres to the Adams 14 School District for the new Adams City High School in 2005, built the Commerce City Civic Center in 2007, and saw Kroenke Sports complete Dick’s Sporting Goods Park. The South Adams County Fire Department headquarters building then opened in 2018.
The original vision for Victory Crossing also included the construction of approximately 600,000 square feet of commercial, retail, office, and hospitality uses around Dick’s Sporting Goods Park, a vision that the master developer has thus far been unsuccessful at delivering.
With an opportunity to kick start the lengthy and complex process to create a new feasible community vision for Victory Crossing, Kroenke Sports & Entertainment (KSE) has successfully pursued NAIOP to select Victory Crossing as the Rocky Mountain Real Estate Challenge (RMREC) project site for 2024! The RMREC is a real-world development competition between graduate-level real estate programs at the University of Denver and the University of Colorado Boulder. The sponsorship fee to study the site and begin planning for Victory Crossing’s potential future will be paid for entirely by Kroenke Sports & Entertainment.
This is a fantastic opportunity for the city and KSE to engage with the community, reimagine a feasible vision for future development, and market Victory Crossing to real estate professionals, including developers, attorneys, lenders, architects, brokers, engineers, contractors, and public officials throughout Colorado and beyond. The challenge will kick off in November and is expected to be completed by May 2024.
