eTRAKiT FAQs

eTRAKiT is Commerce City’s permitting and land use portal. You can apply for construction permits, schedule inspections, update contractors’ licenses, apply for other licenses, file complaints and submit development project applications.

eTRAKiT is open to all users.

A contractor that is registered with the City of Commerce City must sign in using their company name and reset their password.

All other users that are not contractors (i.e. citizens, homeowners, realtors or insurance agents) are able to create a user account to create an online application or to schedule an inspection.

eTRAKiT will work on all common browsers.

Google Chrome is the preferred browser.

Be sure to disable pop-up block.

The eTRAKiT system is set to automatically unlock every 5 minutes. Wait a little while and try again.

Be sure to enter the permit number exactly as it appears on your permit. The number needs to be entered in the “search for” field. For example, RNEW23-00145.

You may not be applying for a permit for an address located in Commerce City. This situation happens more than you might expect. Please check your closing or building ownership documents to see what jurisdiction you are located in. You might be in unincorporated Adams County, Brighton, or Denver.

Per Chapter 1 of the building code, the permit valuation must include the total value of the work for which the permit is being issued to include framing, electrical, gas, mechanical, plumbing, materials, and labor. Plugged-in electrical equipment is not included.

A building permit is required for most construction or demolition projects to residential or commercial buildings. However, there are some exceptions from permits.

There are four building permit types in eTRAKiT: residential, commercial, event/use and administrative. Construction of or alterations to single family dwellings will use one of the various residential permits. Construction of or alterations to multi-family buildings and non-residential buildings will use one of the various commercial permits. Event/use permits are for special events and temporary uses. Administrative permits are for code modifications and damage assessments.

All building permit types must be applied for using eTRAKiT. The city is no longer accepting paper permit applications, paper plans, or applications via email. If you need access to a broadband-equipped computer to apply for your permit, Commerce City has an available kiosk in the Civic Center for public use. Please have your plans in electronic format (preferably stored on a flash drive) prior to application.

Yes. As a matter of fact, eTRAKiT is the only method of scheduling, changing or canceling your inspections.

No. Inspections must be scheduled by 4 p.m. the day before in order to make it to inspector assignment for the desired date.

When you first submit a permit application, the status will default to “Intake.” When staff have initiated the review process, the status will change to “Under Review.” When all required reviews have been approved, the status will change to “Approved.” When outstanding fees have been calculated and added to the application, the status will change to “Awaiting Payment.” Finally, when fees have been paid, the status will change to "Issued.” Each status change will initiate an automated email to the contacts listed on the application.

With eTRAKiT, you will no longer be receiving the yellow permit card with eTRAKiT. Inspectors will be equipped with iPads to result their inspections at the jobsite; if the inspection does not pass, the corresponding results with a list of code violations will be emailed to the contacts listed on the permit.

Once all reviews have been completed and outstanding fees have been paid, the approved plans will be available in the attachments tab for your permit on the eTRAKiT portal. You will be required to print out both and have them at the job site and available to the inspector during required inspections.

Once the plan review is completed, you and the listed contacts on the permit will receive an email. The email will list the specific details of the review. You can view plan reviewer comments in eTRAKiT.

No. You will still need to submit your plans separately to the various outside agencies, but fire, water, and health have access to eTRAKiT - and will input their final plan review approvals to indicate their sign-off on the permit application.

A building permit is required for an addition, alteration, repair, or conversion to the main structure or an accessory structure. For more information, refer to the Homeowners section of Building & Inspections on the City website. No, at this time Commerce City has not implemented this project type in eTRAKiT. Please submit new requests to Rose Clawson with Public Works, email: rclawson@c3gov.com. Include a site map and description of proposed utility.

First, ensure you have a Commerce City business license—refer to the eTRAKiT User Guide - Section 6.1 - "Applying for a Business License"(PDF, 688KB).

Then, apply for a ROW/Excavation Contractor License—refer to Section 5.2 - "Requesting a Right of Way Permit"(PDF, 1MB)

Anytime you are working in the city Right-of-Way, a Right-of-Way Permit is required when the roadway surface is disturbed for repair or installation of a facility or public improvement, including shoulders and sidewalks.

The permit must be in an "Issued" status prior in order to scheduling an inspection in eTRAKiT.

A grading permit is required under the city’s Land Development Code for any activities disturbing at least 5,000 square feet of earth on a property that would alter drainage, surface treatment, or elevation (including filling and excavation)

All contractors and sub-contractors are required to have a City Business license and certificate of insurance on file.
