Completing the Right Repair on the Right Road at the Right Time

When it comes to maintaining roads, Commerce City is committed to making the right repair on the right road at the right time. That’s why the city uses a comprehensive pavement maintenance and management plan that follows a sensible schedule for taking care of roadways.

Types of Street Maintenance

Criteria used to determine road repairs in the city include factors such as: pavement condition, traffic volume and roadway type. Once the roads are evaluated based on these factors, the appropriate type of maintenance is determined.

Roads are typically rebuilt once they are completely deteriorated, which makes scheduled maintenance critical for extending the life of existing roads. Concrete pavement can receive routine maintenance, but since concrete is stronger than asphalt, it is more difficult to perform other types of maintenance and often requires full removal and installation of new material.

Routine Maintenance – Crack Seal

Crack sealing, mastic asphalt sealing, and pothole patching are processes used to make minor roadway repairs that help extend the life of streets and prevent further pavement damage for a period of time.

Preventive Maintenance – Slurry Seal

Applied to pavement in relatively good condition to extend pavement life and improve its appearance. Slurry seal, which is is a mixture of liquid asphalt and finely crushed gravel, is designed to extend the life of streets and improve driving conditions.

Corrective Maintenance – Mill and Overlay

A reactive method that extends roadway life through structural enhancements such as resurfacing and reconstruction. This process involves removing (or "milling") the top layer of pavement and replacing it with a new surface layer of fresh asphalt. Mill and overlay example video

Concrete Pavement Rehabilitation

Repairing streets paved with concrete typically involves removing and replacing damaged or failing concrete panels.

2025 Pavement Management Plan

The city’s annual pavement maintenance program makes needed road repairs across the city each year based on the Pavement Condition Index (PCI). PCI is a rating system used to determine the relative condition of a street segment.

In 2025, roads will be repaired with a “mill and overlay” method, where the top layer of pavement is removed and replaced with a new layer of fresh asphalt. This process typically involves lane closures, areas of rough pavement, and lower speed limits. It rarely calls for street closures. 2025 Street Overlay Map

East Commerce City/Reunion

  • 96th Avenue from Tower Road to east of the E-470 bridge
  • Tower Road from 104th Avenue to 120th Avenue
  • Heartland Drive from Chambers Road to Memphis Street and Nucla Street to Landmark Drive
  • Blackhawk Street from 100th Avenue to 104th Avenue

Turnberry

  • Turnberry Parkway from E. 106th Place to E. 108th Avenuez
  • E. 106th Place from Turnberry Parkway to Wheeling Street
  • Revere Street from 105th Place to the Turnberry Parkway roundabout
  • Wheeling Street from the 106th Avenue roundabout to E. 108th Avenue
  • Wheeling Drive from E. 107th Avenue to E. 108th Avenue

Belle Creek

  • Belle Creek Boulevard from 104th Avenue to Longs Peak Drive
  • Longs Peak Drive from Belle Creek Boulevard to Dayton Way        

Hazeltine/River Run

  • Havana Street from 112th Avenue to 120th Avenue

Kemp

  • 70th Avenue from Monaco Street to Olive Street and Pontiac Street to Quebec Street
  • Niagara Street from 70th Avenue to 72nd Avenue

South Commerce City/56th Avenue Industrial Park

  • 56th Avenue from Vasquez Boulevard to Eudora Street
  • 50th Avenue from Locust Street to Pontiac Street
  • Pontiac Street from 48th Avenue to 50th Avenue
  • Holly Street from 56th Avenue to 60th Avenue

Central Commerce City
